Owner-Initiated Demolition Begins for Cracked Building on 6th Cross Road,Venkataapura,Jakkasandra

During routine inspections by the Koramangala Sub-Division of the Bengaluru South City Corporation,an under-construction residential building located at Site No. 17/B, 6th Cross Road,8th Main Road, Venkataapura, Jakkasandra, Ward No.173, was identified.

The property,owned by Mrs.Shanthamma W/o.Mr. Lakshmana,was inspected under Section 313 of the BBMP Act, 2020,and a notice was issued to the owner on 02.08.2024.

As the owner failed to submit approved building plans and other relevant documents in response to the notice, the building was deemed unauthorized.

Consequently,a provisional order and a showcause notice under Sections 248(1) & 248(2) of the BBMP Act, 2020, were issued on 13.08.2024, as stated by Assistant Engineers from the office.

Despite the notice,the owners neither initiated demolition of the unauthorized structure nor provided any satisfactory explanation.

Later,on 13.09.2024,the building owners submitted a written request to the Corporation,acknowledging the difficulty in constructing the building and stating that demolition would be carried out under the guidance of an architect to ensure no damage to adjacent buildings.

They requested a few months’time to carry out the demolition at their own cost.Based on this request,the Corporation deferred the demolition process.

On 25.09.2025,the building owners submitted another letter to the office,reporting visible cracks in the building’s foundation and seeking permission to safely demolish the structure themselves to prevent any harm to neighboring buildings and residents.

Accordingly,following site inspection the Assistant Executive Engineer’s office granted conditional approval to the building owners to proceed with the safe demolition of the structure.

It has now been observed that the owners have voluntarily initiated and are carrying out the demolition work at their own expense in a safe manner.

They have been instructed to ensure that no inconvenience or harm is caused to adjacent residents or the public during the demolition process.The site will remain under continuous supervision until the demolition is fully completed.

If the demolition work is delayed or not completed by the owners, the Corporation will take necessary action to demolish the structure as per legal procedures,the Assistant Executive Engineer confirmed.
